Karl's Pre-Texas History
Besides Integrity Property Management, I have owned three other small businesses in Chico, California in the past. They were all in the services field. I get excited when I get to bring my wide range of talent to the property management field on a daily basis. I really enjoy bringing seemingly disparate parts together into a cohesive whole, and creating more value for a project than would have existed without my touch.
I was a Chico, California resident most all of my adult life. I played football for Pleasant Valley High School, Aaron Rogers alma mater. Both of my kids were born at Enloe Hospital. I was in leadership and taught adult Sunday school and discipleship for many years at a local church.
I think a bit like a teacher; my father was a Chico State University professor, my mother taught at Biggs High School and Chico State University. Interesting about my immediate family, including in-laws, and our local university: There are 10 Chico State graduates represented in the family, including four Chico State Master’s degrees. (Also USC, U of Wyoming, U of Missouri KC, Yale & Fresno State.) My daughter is currently practicing speech therapy in Chico after having graduated with her Master’s degree in May, 2012. Altogether, it kinda pretty much makes us a Chico State family.
On my 4-Plex in Chico, California
I started my company concurrently with the purchase of my first residential income project in late 2010, a single story, built in 1976 4-plex at 950 W East Avenue in Chico, California. It is one of six 4-plexes in a row built by the same builder. This one was the most run down, and therefore gave me the opportunity to use my creative talents in a top-to-bottom makeover. In my corner of Chico's business landscape, I set out to create satisfying value for those who desired and appreciated it. Meticulous planning of the details, coupled with skillful execution, was the competitive edge I used to offer apartments that were attractive to a more sophisticated renter. Many of the thousands of Chico State students that drive the design of the Chico rental market weren't interested. My target demographic's desire for quality and value was energized when they viewed my apartments. And it's why every time I rented them folks parted with a non-refundable holding deposit. I ran a 100% occupancy rate at $100-$200 over market rents. When you add up the creativity and value I put into the the property I owned and managed, it’s why some Chico business people told me, “Oh Karl, I think you may have overshot.” And it’s why you’d think all my work was “dead on target” after you did a walk through.
Move to Texas, 2016
Integrity Property Management (and me) moved to The Woodlands, Texas (Houston Metro). The Woodlands is home to ExxonMobil's 350 acre worldwide headquarters campus, designed for 10,000 employees. I got my feet wet in the hot Spring/Woodlands/Conroe residential income market by assisting some empty-nesters in creating a 2nd floor rental environment in a large 5 bedroom Woodlands home. 4 bedrooms, an open and airy common area, and a media room are on the home's spacious 2nd floor. Kind of think like a bed and breakfast sorta thing. I was waiting for the right moment, correct timing in the economy let's say, to return to residential property ownership.

After managing a guesthome of someone else's, in late spring 2020 my fiancé (see pic below) and I purchased a 2 story, 3500 sq ft, 3 car garage home in a subdivision on the north side of The Woodlands. We call our guesthome "Das Haus". Angela and I live in the master suite downstairs and the upstairs has four guest bedrooms, two bathrooms, a nice upstairs lounge, and a laundry room. We also manage/rent a very nice single family 3 bed, 2 bath home in the Imperial Oaks area on the south side of The Woodlands. I've brought the same eclectic talent to these two projects as has been used in my previous income property projects. And in the process, Angela and I are having fun and making new friends.
And just in case you were wondering? Yes, just like most of all the rest of the pictures, I took this website's background beach picture too. It's a selfie and the toes are mine. :)
Update for 2021: Can't be giving the IRS money they don't deserve, can we? We'll be filing jointly this year. And I'm as happy as I've ever been. Over Angela that is. Not the lowered tax bill. :)
