     A David Weekly home in the "The Arbor" section of the Imperial Oaks development. The home is an open design with a large family living area that comprises the living room, kitchen, and "nook" dining area. The room designated by the builder as the formal dining room in the plans has a mirrored wall with white columns and crown molding. The homeowner used the area as her office and computer room. There is a third open room that can be assigned to multiple uses and this gives the home a uniquely practical and open layout. The creative use of coordinated paint color is very attractive and effective at defining the spaces.

 

     The master suite has a large, "Container Store" outfitted closet that is very high quality in this level of rental. The master bathroom has an oversize (fits 2) garden bathtub with a custom installed window just over the tub. The window opens onto a private patio. The view of the sky is serenely lovely through the window while taking a soak in the bathtub. The shower stall has been custom enlarged and outfitted with a beautiful, high quality frame-less glass enclosure. There are two shelved linen closets in the master suite, one inside the bathroom and one in the short hallway. The other two bedrooms are located at the opposite corner of the home from the master suite. This layout effectively isolates the master suite from the other two bedrooms. The larger of the two bedrooms has an oversize closet.

     The home was originally used as a model and is uniquely set on the side of a pretty little Park/Arboretum located just past the entry columns to "The Arbor" section. Since there is no fence on that side of the house, the Arboretum can be viewed from the living room windows, or one can walk to the gazebo directly off the front porch. The kitchen stove, hot water, and furnace are all natural gas. The exterior has an automatic sprinkler system. The highly rated (10 of 10) Kaufman Elementary School is a short walk away. (Note: Even though the postal address is "Spring", this area around Rayford Road is in unincorporated Montgomery county. The city of Spring proper is over the county line in Harris county. A bit confusing.)

 

     TERMS: This property is for rent by owner. There is no application fee, but the applicant must complete an online credit and background check. The fee for this service is approximately $30-40 and paid for by the applicant. The house is rented on a one year lease that converts to month-to-month at the end of the year. This is a no smoking of any kind property. We will discuss pets on a case-by-case basis. (Please no dog breeds on the "aggressive dog" list. i.e. Pitbull, Rottweiler, Doberman, etc.) An additional security deposit per pet applies. Utilities and Services are the renter's responsibility. (i.e. water, trash, electric, gas, internet, etc.) Lawn maintenance must be done responsibly as the HOA will cite homes that are unkept.
